THE SITUATION:

The Kildonan Place Shopping Center is a 460,000 square feet retail shopping mall managed by Primaris Retail REIT, a wholly-owned subsidiary of H&R Real Estate Investment Trust, an open-ended real estate investment trust with a portfolio of office, retail, industrial and residential properties with a fair value totaling approximately $13 billion and comprising over 43 million square feet.


The shopping center used 100 watt metal halide lamps in the ceiling in the common areas, which used a tremendous amount of energy and delivered uneven color.  “We strive to provide an inviting environment for our store employees and visitors, and proper lighting is an important part of that objective,” said Devon Goolieff, operations manager, Primaris.  “We wanted to upgrade our lighting to increase and improve the quality of the illumination, while also saving money on our operating budget.


THE SOLUTION:

The Kildonan Place Shopping Center chose the SYLVANIA ULTRA RT8 LED Recessed Downlight Kit from lighting leader LEDVANCE to deliver high performing, energy-saving white light.  In addition to saving energy and having a long rated life of 50,000 hours (L70), the LED downlight kit was selected because it provided improved light levels and consistent color between lamps.  Footcandle readings went from 76 with the metal halide to 80 with the new LED lighting.  “As soon as we did a test install, we were convinced,” said Goolieff.  In addition, because it is so easy to install, the conversion went quickly.  “We didn’t want to impact our shoppers with ladders around the center blocking their way for long periods of time while we changed lights.  Installing the SYLVANIA ULTRA RT8 kits was fast and simple, which was greatly appreciated,” said Goolieff. 


UL1598 Listed and classified for stand-alone and retrofit applications, the ULTRA RT8 has an optical design that efficiently directs high quality light output in an 80° beam angle with low glare, and is optimized for new construction and retrofit applications.  Recognized in the 2014 IES Progress Report, the LED solution is ideal for healthcare, hospitality, office, property management, residential and retail applications.  ENERGY STAR qualified for utility rebates, the universal 120/277V input voltage LED downlight kit reduces energy consumption up to 50 percent, delivering 2000 lumens via only 27 watts.  The LEDs have virtually no UV or infrared radiation to damage or fade furnishings, art or other objects.  The kit provides excellent color rendering (82 CRI), is available in a selection of color temperatures (3000K, 3500K, 4000K), and is suitable for dry, damp and wet locations.


THE BOTTOM LINE:

In addition to enjoying improved illumination, as a result of the upgrade the Kildonan Place Shopping Center projects an annual saving of 95,867 kWh, translating into $6,800 in energy savings, $5,500 in maintenance savings, and 23,404 kilograms of CO2 emissions also reduced each year.  “We are very pleased with the LED downlight kits from LEDVANCE,” said Goolieff, “and how painless it was to upgrade our lighting.  Our shopping center looks even more beautiful under the high quality LED light.”
